Purpose: Damp Investigation Survey
We were instructed to carry out a Damp Investigation Survey after the client reported longstanding dampness and black spot mould growth on an isolated section of an external wall.
During our inspection, we observed that the surface temperature of the affected area was significantly lower than the surrounding wall. Using thermal imaging, we identified a distinct thermal bridge (cold spot), raising concerns about the extent and condition of the cavity wall insulation.
Given these findings, we recommended a more intrusive investigation. With the client’s permission, we conducted a borescope inspection of the cavity wall, which revealed that the insulation was completely missing in this section. The absence of insulation has resulted in a cold internal wall surface, causing surface condensation and subsequent mould growth under favourable environmental conditions.
The client is relieved to have finally identified the root cause of the issue and can now proceed with confidence to arrange the necessary remedial works.
